Mississippi Code, Title 21, Chapter 33, Article 1, "Taxation" (municipal) and Title 27, Chapter 41, "Ad Valorem Taxes -- Collection", Chapter 45, "Ad Valorem Taxes -- Redemption of Land Sold for Taxes," and Chapter 47, "Ad Valorem Taxes -- Assignment of Tax Liens." The tax collector shall proceed to sell, for the payment of taxes then remaining due and unpaid, together with all fees, penalties and damages provided by law, the land or so much and such parts of the land of each delinquent taxpayer to the highest and best bidder for cash as will pay the amount of taxes due by him and all costs and charges. (Sec. 27-41-59). Understand that this is a Tax Lien Certificate sale with right to redeem.

Mr. T. Mitchell Kalom, CFP®, M.B.A, J.D., and LL.M in Real Property Development; has 25 years of experience as a veteran negotiator, business consultant, real estate investor and entrepreneur. In counseling, representing and crafting effective solutions to client needs, Kalom brings to bear advanced degrees in business and law tempered by years of real-world business experience. Kalom is fluent in Italian, and has a basic understanding of Spanish and Portuguese. Kalom was born in Zion, Illinois in 1961 and shortly thereafter moved to Florence, Italy where he lived until age 11 when he returned to the United States. Kalom graduated from Ridgewood Preparatory School in Metairie, Louisiana; was graduated cum laude from Mississippi College; earned his Masters of Business Administration Degree from the Else School of Management; his Jurist Doctorate Degree from Mississippi College School of Law; and earned his LL.M in Real Property Development from the University of Miami School of Law. Kalom’s core areas of focus and representation include, without limited, business litigation and entity creation, contract drafting and review, real property and condominium development and litigation, ILSFDA litigation and representation; conflict resolution, strategic negotiation and deal crafting. In addition, Mr. Kalom’s extensive experience, spanning over twenty years, as an individual and institutional purchaser of Mississippi delinquent property tax liens, tax titles and tax deeds allows him to provide in-depth counsel to entities and individuals involved or desiring to become active in the acquisition of delinquent real estate property taxes, tax liens, tax certificates, tax titles and tax deeds in Mississippi. Kalom also offers legal counsel and representation regarding tax title and tax deed maturities; suits to quiet and confirm tax title and tax deed maturities; suits to set aside and void tax sales and tax deeds; and title curative work and tax title, tax sale and tax deed litigation and work outs. Kalom also provides legal counsel in the areas of real property taxation and litigation, real estate environmental matters; will and estate planning franchise representation and serving as Moller counsel for defendants in litigation where the insurance company has reserved a ‘Right of Recourse’ (“ROR”) against the insured defendant.
